Silvera East Riverside
Current Land Use Districts.
Development on the site is currently guided by a Direct Control District from 2009. It is based on the M-X2 Multi-Residential - Medium Profile Support Commercial District. This district is intended for multi-family residential developments with limited supporting commercial uses on the ground floor.
This land use imposes restrictions on the allowed uses and activities for the site, and limits the scale of potential development in a way that contradicts the East Riverside Master Plan and Silvera’s aspirations for the community.
Future Subdivision
and Land Use Districts.
Part of our application involves the subdivision of the site into four parcels of land, with the three largest parcels being rezoned to Direct Control Districts based on the MU-1 Mixed Use - General District, and the remaining parcel becoming a public park (also known as municipal reserve).
The Mixed Use - General District for Parcels 1, 2, and 3 will allow for a variety of commercial and residential uses in a mixed-use format, with the intent being to provide for commercial uses on the ground level, and residential homes above. Parcel 1 will have a maximum allowable building height of 35 metres (10 stories), whereas Parcels 2 and 4 will have a maximum allowable height of 50 metres (15 stories). All of these parcels will have a maximum floor area ratio of 4.0.
A new east-west pathway connection within the public park will provide a direct link for both pedestrians and cyclists from the LRT station to the site and the area east of 11A Street NE. The addition of this park also provides a new public open space amenity for the community to enoy.
