ABOUT OUR PROPOSAL

In 2021, a proposed land use amendment was submitted to The City of Calgary which involved rezoning a 75 ft. (22.5 m) wide lot at 637 – 51 Avenue SW from its current designation Residential Contextual One/Two Dwelling District (R-C2) to Residential Grade Oriented Infill District (R-CG). This proposal was intended to accommodate a 6-unit row house building. In January 2022, Council refused this application and since then, we have revised our proposal to address some of the community’s concerns about too much density and building mass.

Our new application proposes to rezone a portion of the property, specifically the 50 ft. (15 m) lot on the corner of 51 Avenue and 6 Street SW, from R-C2 to R-CG to accommodate a smaller row house building with fewer units. The remaining 25 ft. (7.5 m) lot between the corner lot and existing development to the east would be developed with a single-detached house under the current R-C2 zoning. By redeveloping the land in this way, the adjacent neighbour will have a new single detached home beside their property which functions as a buffer between existing development and the new row housing on the corner.

 A new Land Use Redesignation application has been submitted to The City of Calgary which proposes to rezone the 50 ft. (15 m) corner parcel from R-C2 to R-CG, as described above. The proposed land use amendment would enable a 4-unit row house building to be developed with a detached garage accommodating the bylaw required parking for the development.

Residents can provide feedback on the proposed land use amendment to The City of Calgary through their review process which is currently underway. As the applicant, we will provide an update to interested residents on the results of the City’s review and any changes to the plan. This should occur in early 2023.
